General Information & Amenities

Your monthly rental covers your 100% private room and basic utilities, including water and free high-speed 100Mbps Wi-Fi. Additionally, we provide 20 hours of free air-conditioning usage every month. For any usage beyond this or for your room's general electricity, costs are calculated via a prepaid smart meter, allowing you to easily monitor and top up your credit as needed.

Rent, Deposits, & Utilities

Rent must be paid promptly before the 7th of every month. Please note that if your payment is delayed after the 5th day of the month, a late fee of RM50 per day will be charged.

Your monthly rent is inclusive of water, high-speed Wi-Fi, and general room electricity (lights and plug points). Only the air-conditioning operates on a Smart Meter system. To help you stay cool, the management provides 20 hours of free air-cond usage every month. If you exceed these free hours, you can easily top up your credits via app.

Prior to moving in, tenants are required to pay a Rental Security Deposit, a Utilities Deposit, and a Keys Deposit
House Rules & Harmony Living

You may invite visitors of the same gender, but they must leave the premises by 12:00 AM. Overnight guests, parties, and outside gatherings are strictly prohibited.

No, all types of animals and pets (whether short-term or long-term) are strictly prohibited both inside and outside the house.

Yes, but only light cooking and reheating are allowed. You are responsible for cleaning the counters, floor, utensils, and appliances immediately after preparing your meals. Please note that non-halal items, including pork and lard, are strictly forbidden.

No. Smoking, vaping, and the consumption or bringing of alcohol are strictly forbidden anywhere on the property.

Yes. Out of courtesy to your housemates, quiet time is enforced from 11:00 PM to 8:00 AM on weekdays and 11:00 PM to 11:00 AM on weekends.
Keys, Security, & Lockouts

You must inform the management team immediately. There is a replacement penalty of RM100 for each missing key or access card.

If staff are available to assist you, an unlocking fee will be charged: RM80 if unlocked between 9:00 AM and 10:00 PM, or RM100 if unlocked between 10:00 PM and 9:00 AM.
Maintenance & Cleaning

The management provides free cleaning services for the common areas and shared toilets twice a month. However, you are completely responsible for the cleanliness of your own room and must always tidy up the common areas (like the kitchen and bathroom) immediately after you use them.

If something breaks, report it to the management team. Expect short notice for maintenance visits, as they depend on third-party contractor schedules. Electricians or contractors may enter your room when accompanied by the management team.
Moving Out & Contract Termination

If you choose to vacate the room before the end of your agreed tenancy duration, all your deposits will be forfeited by the landlord. For example, if you are on a 6-month contract and leave early, your 2-month house security deposit is forfeited.

To ensure a smooth move-out process and the full return of your deposit, the room must be returned in a clean and original condition.
Should the room require professional cleaning or if any personal items are left behind, cleaning and removal charges will be deducted from your deposit. We highly recommend clearing all belongings and tidying the space to avoid these additional costs.
